Job Summary
For a renowned and eye-catching project consisting of a 4-star congress hotel and residential high rise development in the heart of Amsterdam we are currently looking for a Fit-Out Construction Manager.

As part of the Project Management and Cost Management team with AECOM Netherlands, this role will help manage and deliver end-to-end project services and be responsible for the construction delivery (time, cost, quality) of the Fit-Out works.

You will be joining the site based AECOM project management team managing the delivery of contractor’s and 3rd party Fit-Out packages of works in the hotel and congress centre.

To be successful in this role you will need to have a track record in the delivery high end Fit-Out works (Hotel, Residential, Congress centre), both in a management role and quality assurance.

You will be the liaison between the Client, the end user, general contractor and 3rd Party fit out contractors. As individual you should be comfortable to lead and motivate contractors and colleagues in providing excellence in execution and to cope with the fast moving and extremely demanding programme and Client requirements.

Tasks and responsibilities include:
  • Manage and track progress / productivity and reporting of the construction and fit out works against the schedule.
  • Drive the project close out, incl. audits; planning inspections, snagging and de-snagging process ensuring quality standards are being met during construction and defect liability period.
  • Leading coordination Meetings to delivery and close out, for example; pre-start meetings; regular site progress meetings; material approval sessions, high quality handovers; financial close meetings; and safety audits.
  • Managing/supervising the 3rd party contractors will form a large part of this role; the candidate’s duty is to ensure that they perform to required and agreed project plans to meet the clients desired outcome.
  • Ensuring that work is delivered within the agreed values of AECOM and the client.
  • Possess excellent communications skills to be able to collaborate with the various parties involved within the project: e.g., (sub)contractor(s) and other stakeholders such as, operator(s) and end users.
  • Identify the 3rd party contractors needs and plan for them.
  • Attend production/co-ordination meetings and resolve on-site issues and/or emergencies.
  • Feedback safety learnings to the Safety Manager to provide continuous learning for the whole team.
Minimum Requirements
  • Construction Degree or equivalent experience,
  • Minimum 5 years’ experience in construction management of fit-out works.
  • Experience in projects close out (hotel / congress centre /residential).
  • Ability to interpret drawings; specifications and other documents.
  • Recognized construction qualification (or similar experience).
  • Fluent English language skills (the project team is international and all communication is in English), Dutch is essential.
  • Flexible to travel and able to divide time between home, office and client sites (project is based in Amsterdam – but also looking further beyond the timetable of this project).
  • Commitment to Health & Safety and showing leadership herein.
  • VCA certified / equivalent.
  • Confident and capable individual with strong client focus, able to operate and grow a performing team.
  • Strong interpersonal, communication and presentation skills.
  • A leading example in compliance and ethics.

Preferred Qualifications
  • Used to online reporting tools (Excel, Word, BIM360, Fieldview) with understanding of data management tools (Aconex, View Point).
