Real Estate - Logistics Associate - Based in Amsterdam

**Overview of the Role**:
The Associate will join Nuveen's European logistics sector team. Responsibilities will include providing assistance to the local Portfolio Manager for the Benelux in its investment and asset management activities. The current Dutch industrial property portfolio, managed by Nuveen Real Estate, currently consisting of 15 logistics properties with an AUM of c. €650 m.

**Key Responsibilities**:
Asset Management:

- Assist, with limited supervision, the local portfolio manager who is responsible for the performance and the operating management of the managed assets.
- Assist and be an advocate in all ESG related priorities needed for Nuveen and her funds served.
- Prepare and complete annual business plans and asset management initiatives.
- Implement the agreed asset management initiatives, capex programme, and renewal/lease up targets.
- Able and creative to assist in making (value add) business cases profitable.
- Coordinates and supports research in all areas of real estate, including background research, corporate relationships and the valuation and recommendation of the property.
- Instruct, coordinate and supervise external professional teams (incl. property managers, asset managers, leasing agents, communication agencies, lawyers, project managers, etc.).
- Prepare periodic reporting to investors, analysis and explanation of variances.
- Assist in data collection of quarterly/annual property valuation process and review them.
- Collect and ensure the reliability of data that relate to properties under management.

Investment:

- Assist the local portfolio manager in the underwriting of new investment opportunities.
- Assist in any Due Diligence process.
- Provide quarterly investment reporting.
- Present to Board and Investment committee.
- Keep abreast of investment opportunities and successfully communicate information to the investment team.
- Contributes to a pipeline of investment ideas that are in market or coming to market.

**Qualifications & Experience Required**
- Bachelors or masters degree.
- Financial, analytical, and modelling skills (experienced user of Excel).
- 3-5 years experience in real estate asset management. Experience in the logistics sector preferred.
- Knowledge and experience in PE/value add environment preferred.
- Knowledge and experience of local law concerning general real estate matters.
- Knowledge of the basic real estate technical basics preferred.
- Understanding of tenant mix, performance, and operations.
- Experience of Argus AE software desirable.
