Asset Management Analyst

You will have an autonomous and key role within the Asset management functions of the department. You will work together with the Operational, Commercial, Marketing, and Finance team with the ultimate goal to improve the sustainable performance of the assets. The team is headed up by our Director of Portfolio Management to whom you will report directly.
As key member of the team, this role is responsible for providing a single point of contact between the operations team and the portfolio management team. You provide specialist advice to various internal stakeholders and are the liaison in the on-going asset management of the assets.
To be successful in the role you adept at tapping into diverse sources of information, identifying profitable opportunities, anticipating challenges, engaging and partnering with key internal and external stakeholders, thereby strengthening Nido reputation.
KEY TASKS & RESPONSIBILITIES (include but are not limited to)
Portfolio and Market analysis
- Gather, organize, and analyze data related to property performance, including financial metrics, occupancy rates, lease terms, and market trends.
- Develop and monitor key performance indicators (KPIs) to assess portfolio health, such as revenue growth, net operating income, and return on investment.
- Conduct financial analyses to evaluate the profitability and viability of individual assets and the overall portfolio, including scenario analysis to drive operational performance.
- Identify and investigate discrepancies or anomalies in data and financial reports, collaborating with property managers and other stakeholders to ensure data accuracy.
- Assist in analyzing potential value-add opportunities across various European markets.
Reporting
- Contribute to the implementation and generation of standardized monthly and quarterly reporting processes, including the preparation of portfolio performance reports for stakeholders.
- Assist in developing asset management models to assess and forecast asset performance.
- Collaborate with departments such as marketing, development, finance, and legal to ensure data accuracy and explore options to enhance asset returns.
- Address ad-hoc data and information requests from company leadership and investors, providing accurate and evidence-based insights.
Forecasting & planning
- Utilize historical data and market trends to forecast future portfolio performance.
- Assist in developing strategic plans and investment strategies aimed at optimizing portfolio performance and maximizing returns.
Other
- Monitor the local markets to assess changing dynamics and make timely recommendations.
- Additionally, it may be required to perform various duties and responsibilities beyond those outlined in this role profile job description as needed.
Requirements
- Bachelor's degree in Finance, Real Estate, Business Administration, or a related field. A Master's degree or professional certifications is preferred.
- Highly driven individuals with a minimum of 3 years work experience in operational real estate asset management, preferably PBSA and Hospitality.
- Demonstrated strong analytical and quantitative skills; proficiency in financial models and analysis.
- Excellent communication and interpersonal skills, with the ability to work effectively with internal and external stakeholders.
- Demonstrated ability to think strategically, with a keen eye for detail and problem-solving.
- Proven track record of improving asset performance and achieving financial targets.
- Knowledge of the relevant industry market, trends, and regulatory environment.
- Experience creating and maintaining financial models; strong general computer skills (Excel, Word, PowerPoint, PowerBI)
- Fluency in working English is mandatory, additional European language is beneficial, but not a prerequisite.
