We are currently looking for an Operations Intern to support us with a wide variety of real-estate functions in the Netherlands, Belgium, and Germany.

**Your responsibilities**
- Commission and monitor the modernization/repair works together with our Property Manager
- Be co-responsible for the set-up and launch of new properties
- Schedule, oversee, and assist contractors in ensuring the safety, quality, and cleanliness of work performed on-site.
- Run the day-to-day operations of our properties
- Streamline local operations and set up new processes
- Be the contact person for service suppliers and tenants, as well as assuming responsibility for comprehensive property management
- Support day-to-day tenant issues
- Respond promptly to daily operational issues such as maintenance requests, service disruptions, or resident complaints.
- Prepare the handover and return of residential units
- Conduct regular building inspections to ensure cleanliness, safety, and proper maintenance of facilities and common areas.
- Coordinate with maintenance vendors, cleaning staff, and contractors to address property-related issues quickly and efficiently.
- Maintain updated records of property inventory, utilities, and key management systems.
- Identification and implementation of optimization potential in the managed portfolio, as well as control and commissioning of property-related services
- Assist with tenant communication regarding building notices, upcoming works, safety protocols, and community guidelines.
- Help enforce building policies and serve as a liaison between tenants and the Habyt operations or customer support teams.
- Collect feedback from residents and identify opportunities for operational improvements and enhanced tenant satisfaction.
- Be on-site one week per month to inspect the properties and engage with residents.
