The Development Project Manager at QTS Data Centers is chiefly accountable for steering and overseeing the design, preconstruction, and construction phases of designated projects. This role necessitates daily interactions with Facilities, Contractors, Designers, Engineers, Commissioning Agents, Vendors, and Data Center Operations personnel, requiring exceptional written and verbal communication skills to facilitate effective collaboration.

KEY RESPONSIBILITIES

  • Oversee multiple projects across campus(es), ensuring that budgets, schedules, and status reports are consistently updated for each initiative.
  • Develop and disseminate monthly updates on the development program and project status, tailored for executive-level reviews, presenting information in a clear and actionable manner.
  • Collaborate with QTS stakeholders, design, and construction teams to formulate a comprehensive master development program for site(s), encompassing a complete campus design solution and capital budget.
  • Manage the entitlement and permitting requirements for each assigned project.
  • Implement and oversee multi-phased site development strategies to meet time, budget, and quality benchmarks predictably. Continuously refine a campus master plan to deliver reliable metrics in a dynamic setting.
  • Draft scopes of work for design, construction, and commissioning services, participating in procurement and project cost estimation processes.
  • Assess and standardize pricing proposals for design, construction, and commissioning services.
  • Collaborate closely with the strategic procurement team on the equipment procurement and delivery process.
  • Ensure that all necessary submittals are coordinated with site stakeholders.
  • Monitor and manage project budgets, comparing cost-to-date against overall project budgets.
  • Establish project timelines and lead teams to ensure timely completion.
  • Review and authorize monthly payment applications from contractors.
  • Evaluate change order requests from contractors and negotiate pricing effectively.
  • Develop site construction security protocols in partnership with the site security team.
  • Formulate deployment plans for products and communicate these plans with relevant QTS staff.
  • Work alongside Sales Engineers and Product teams to support custom deal solutions for prospective clients within the applicable schedule and budget for assigned locations.
  • Build and maintain relationships, acting as a liaison with key QTS stakeholders.
  • Represent QTS interests as a leader in OAC meetings.
  • Foster relationships that enhance QTS's position as a leader in creating premier Data Center Real Estate.
  • Assist in due diligence efforts for potential new sites as required.
  • Collaborate with the internal development team to improve project management processes and protocols.

BASIC QUALIFICATIONS

  • Bachelor's degree in a relevant field such as science or engineering, or equivalent professional experience.
  • A minimum of five years of professional experience in commercial construction practices and procedures, including management of various project delivery methods from conceptual development through procurement to project closeout.
  • Willingness to travel up to 25% of the time.

PREFERRED QUALIFICATIONS

  • An MBA, master's in engineering, management, or a related field is desirable.

KNOWLEDGE, SKILLS, AND ABILITIES

  • Proficiency in Microsoft Office Suite, particularly PowerPoint for executive-level communication and Excel for managing site program and individual project budgets.
  • Experience in delivering mission-critical data center facilities.
  • Extensive experience in managing MEP trades.
