**PURPOSE OF THE ROLE**

**KEY TASKS & RESPONSIBILITIES** (include but are not limited to)

**Board Materials Preparation**
- Support in developing comprehensive reports and presentations for the Nido Board, synthesizing key financial and non financial data, operational performance metrics, and strategic and competitive market insights.
- Collaborate with various departments to gather accurate and relevant information for preparation of materials for Board discussions.
- Write concise and clear executive summaries of financial reports, business performance trends.

**Benchmarking & Best Practices**
- Assist in setting up and conducting regular benchmarking of the company's performance against public companies, private equity portfolios, and industry best practices.
- Analyse competitor performance to identify potential opportunities or risks for the business.
- Provide actionable recommendations on operational and financial best practices drawn from industry benchmarking and data analysis
- Monitor macroeconomic and industry trends, polling data, and yield movements to inform strategic decisions.

**Valuation Analysis**
- Perform thorough analyses of financial statements and market data, competitive landscape in the student housing and broader real estate sectors.

to derive accurate valuations and support investment decisions in coordination with the portfolio management team
- Set and up and then consistently track and evaluate movements in yields, interest rates, and other key financial indicators, assessing their influence on corporate financing strategies and the overall company valuation.
- Flag and analyse deviations from the agreed corporate model and IRR target based on actuals and pipeline ramp up.

**Corporate Finance**
- Support and continuously update the company’s corporate financial excel model, to ensure it reflects current financial projections, growth strategies, and funding requirements. Perform sensitivity analyses, scenario planning and risk assessments to the company model and KPI’s.
- Regularly update the corporate model to account for changes in business conditions, financing arrangements, and new strategic initiatives.
- Collaborate with internal teams to provide input into scenario planning, budgeting, and forecasting processes

**Other**
- Monitor the local markets to assess changing dynamics and make timely recommendations.
- Additionally, it may be required to perform various duties and responsibilities beyond those outlined in this role profile job description as needed.

**Requirements**:
**QUALIFICATIONS**
- Master degree in eg. Real Estate, Econometry, Finance, Data analytics
- Based in The Netherlands and able to commute to the Amsterdam office.

**EXPERIENCE**
- Highly driven individuals with a minimum of 3 years work experience in a related field at a top-tier Real Estate consultancy, investment bank, accountancy or PE firm. Prior experience in operational real estate is beneficial but not a prerequisite.
- Demonstrated strong analytical and quantitative skills; strong working knowledge of financial models and basic corporate finance theory.
- Experience creating and maintaining financial models using Excel and/or valuation software; strong computer skills (Excel, Word, PowerPoint, PowerBI)
- Fluency in working English is mandatory, additional European language is beneficial, but not a prerequisite.
